FAQ

Where can I get more information about the property and things to do in the area?

After booking you will receive a link to our cabin guide book. The guide includes check in and check out details, a cabin manual, restaurant recommendations, area activities, and more to help you have an amazing trip to Broken Bow. Check out our page THINGS TO DO.  It’s never a bad idea to call ahead during busy seasons or to confirm times of operation with local businesses as they can change throughout the year.

How do I purchase Travel Insurance?

 When booking direct you will have the option to add travel insurance through Insurestays.com.  We strongly encourage you to look over the insurance options as there are multiple available to choose from.

What is your cancelation policy?

Cancelations made at least 30 days prior to travel dates guest will receive 97% back of payments made.  3% withheld for card processing fees. Guest receives 50% if cancelation occurs at least 14 days before arrival.  No refunds within 14 days of arrival date.

What time is Check In/Check out?

The properties have a self check in. You will be emailed a confirmation that will have driving directions to cabin and entry access codes. Please print these before leaving. Do not count on your email to download the directions and entry codes once in the area. Check out is a self check out prior to 11:00 AM on the day of departure.

What is not provided at the cabin?

  • Food
  • Spices/Oils
  • Saran Wrap/Tin Foil/storage containers
  • Paper cups/paper plates/plastic silverware
  •  Tea Kettle
  • Blankets to use outdoors around firepit

Is there cell phone service in the area?

Yes, but limited. U.S. Cellular, At&t and Verizon work best in our area. Other services are “hit & miss” and at times all service is difficult to get signal. Even if you get cell phone service, the data with your carrier may not work. Cell phone service is extremely limited or no service at all inside the Beavers Bend State Park area. Most service will not work.

Will the hot tub be heated at time of check-in?

All hot tubs are drained and cleaned after each guest visit. Once hot tubs have been filled it will take 3 to 4 hours to fully heat the water. In order to keep check-ins as early as possible your hot tub water may not be at desired temperature upon your arrival. Please do not adjust hot tub settings as they are set properly after cleaning. You can monitor the temperature and it will be rising as the water in the tub heats. If no temperature rise after 30 minutes then please call our housekeeping number. Please do not allow children to get on top of hot tub or Spa covers as they will break. Replacement cost of hot tub covers is $500.00.   Do not use hot tubs if there is thunder and or lightening in the surrounding area.

Do I need to buy a fishing license?

Yes. When fishing in the river, all ages are required to hold a valid trout stamp and people 14 & over must hold a valid Oklahoma fishing license. When fishing on Broken Bow Lake, only a permanent or temporary fishing license is required. Fishing licenses and trout stamps may be purchased at Wal-Mart, most convenient stores or the Beavers Bend State Park office.

198 miles from downtown Dallas, TX (3-3.5 hours driving time)

255 miles from downtown Oklahoma City, OK (4 hours driving time)

215 miles from downtown Tulsa, OK (3.5 hours driving time)

156 miles from downtown Shreveport, LA ( 3 hour drive)

151 miles from downtown Tyler, TX (3 hour drive)

POLICIES:

SMOKING/VAPING PROHIBITED in indoor and outdoor living areas. A receptacle is provided off the back deck by the fire pit area.  Guest will be charged an additional cleaning fee determined by management if signs of smoking are found in or around the property

Internet:

Internet service is provided at no charge and Book Broken Bow is not responsible for outages or compatibility with guest computers. Guests may not use the cabin internet service in a manner that violates any local, state, federal or international law or regulation, including but not limited to fraudulent and obscene activity.

 

Weather and Environmental Conditions:

We are not able to give refunds due to inclement weather and/or early departure. We will rebook reservation if National Weather Service or State Weather Services issues advisories of all road closures that do not allow you to travel between your point of departure and our properties. Conditions of the lake and surrounding areas are not reasons for cancellations.  Prescribed or controlled burns may be conducted in the area by the US Forest Service 

 

Wildlife Encounters:

Due to the location of our cabins in forested areas, there is a chance guests will encounter some type of wildlife, insects or stray animals. Each property is professionally treated on a scheduled basis for interior pests, but due to the natural habitation of the forest, no refunds or compensation will be given for any problems resulting from pests inside or outside the cabin. Do not feed animals you may see around the cabin nor permit them to enter the cabin. Do not allow children to play with, pet or feed stray animals. We are not responsible for any wildlife or animal encounters of any kind. Book Broken Bow is not responsible for medical bills resulting from injuries resulting from encounters with wildlife or stray animals.

 

Area Development:

The area of Hochatown is experiencing a construction boom.  Cabin construction is taking place in all areas of Hochatown.  We cannot predict when and where new construction will be occurring.

 

Temporary Utility Outages: Due to the rural areas that our cabins are in there will be temporary utility outages due to factors that Book Broken Bow cannot control. When utility outages occur the local service providers will be restoring services. Cancellation and refunds cannot be given when outages occur.

 

Security:  Our properties feature exterior security cameras by the front door and side of cabin. They do not look into any interior spaces or the hot tub. Please note that these security cameras can be used to monitor for additional guests, pets, and/or violation of other policies and regulations. Do not unplug, alter, or vandalize the security cameras in any way.

 

On Sight Security – We are partnered with a local security team to make sure any guest that break the rules are removed from the property.
